Highlighted Sustainable practices used in the Freeman-Youngblood Residence

Building Recycling - Perhaps one of the most significant sustainable practice was the decision to retain and reuse the majority of the existing House that was located on the property.

Product Recycling - During the demolition and renovation, all of the existing cabinetry, appliances, fixtures, flooring, decking etc that was not reused in the existing house was donated to Habitat for Humanity and Goodwill.

Hers Index (Home Energy Rating) - This home achieved a HERS index of 49, which means that it is 51% more efficient than a typical house built to 2006 International Energy Conservation Code. The HERS Index is a scoring system established by the Residential Energy Services Network (RESNET).

Location - Close proximity to adjacent amenities, shops, goods, services, schools, and a public transit major bus route.

On site water retention - We have incorporated an extensive Site BIO-RETENTION Pond, a pervious paving system, oversized gutters and downspouts and Rain Barrels.

Highly efficient windows and doors Insulated "Low E" Glazing.

FSC (Forest Stewardship Council) Rated Woods.

High SRI (Solar Reflectance Index) Products including the white pervious paving system, white EPDM roof membrane, light gray metal roof and light color Hardi-Panel exterior surfacing.

Insulation - Demilec Agribalance® is a two-component, open-cell, spray-applied, semi-rigid polyurethane foam system that contains more than 20% renewable agricultural-based materials (refined vegetable oils) in the resin. This product is a fully water-blown foam.

Insulation - Dow SIS Panels is a structural exterior sheathing, airtight water resistive barrier and exterior insulation providing additional R3. combines with the spray insulation we are achieving .1 ACH (Air Changes per hour) under 50 Pascals of pressure. We have been able to get better than R22 for walls and R40 for roof.

Conditioned crawl - All crawl and attic and mechanical spaces are conditioned.

Pervious Paving System - Plantable Driveway System from Soil Retention Systems Inc with High SRI Rating.

Concrete - All concrete was local source with fly ash.

Natural Lighting - There are large amounts of natural light especially in the main living/cooking and studio spaces to reduce the need for artificial lighting.

Lighting - Extremely High Efficacy Low Voltage, LED and Energy Star Fluorescent lighting.

Appliances - All appliance have Energy Star Ratings.

Low VOC Paints, adhesives Stains - "Green Seal Certified" Incl Zolatone with all wood trim being local sourced (NO VOC) trim.

Carpet and Fabrics - Much of the fabric and rugs were CRI Carpet and Rug Institute Green Label Certified.

Mechanical System Renovation - Furnace/AC 95% efficient 15 seer unit.

Mechanical System Addition - AC 17 Seer with heat provided by Solar Thermal Collectors and gas backup provided by Triangle Tube's Prestige Boiler. Perhaps the most incredible product is the "Brains" which is the Set Point Solar Controller.

Solar Thermal Collectors - 6) 4x10 AET (Alternate Energy Technologies) solar thermal collectors to provide Domestic HW for entire house and heat via radiant floors in new addition.

 Solar Radiant Floor System - UPONOR Quick Track Radiant Flooring System w/ PEX Tubing.

 Air Quality - Points provided for use of whole House VAC System by Imperium.

Water Saving Plumbing - Toilets low flow dual flush 1.1 avg (.08 GPM, 1.6 GPM).

Recycled Products - Products with high recycled content such as Caesarstone and the Pedini Kitchen Cabinets.
